62%: Sales Soar in 2010 Only in Downtown and Brickell!

More great news for investors, and for people who are still making the decision to become an owner in Miami: 2010 had a great sales performance, with 62% more condos sold thru January and September than in the same period in 2009. This means that only in the first nine months of the year, 2010 exceeded 2009 sales, with 2,754 condos in Brickell, Downtown Miami and Brickell Key areas sold, in comparison with the 1,714 that did so past year. (In the picture, the Marina Blue condo, a 58-story new condo, finished in 2008, starting at $200,000!)

This great gain shows the kind of impact that foreign buyers have had in our market. It is worthy to highlight that the 62% jump happened only for Brickell and downtown condos, due to the enormous interest that this urban spots caught worldwide. New condos built from 2003 in this area are highly appealing, with state-of-the-art features and great amenities surrounding them at a small walking distance.

This kind of demand behavior over waterfront condos in Miami didn’t happen the same for other traditionally appealing areas like South Beach and Miami Beach. These areas take a bet more on the prices than on the amount of units sold. In some ultra luxurious condos like the Apogee or the W South Beach, per square foot prices haven’t fell below $1,000, a spectacular price considering current market conditions.

    I understand that this year there will be even more foreign buyers coming into the market due to the fact that their currencies remain strong against the dollar, and also the fact that inventories are shrinking and the rumor is out to grab something now before is too late…
