22,000 residences under contract new high in South Florida: Miami-Dade County accounts for half of it

Some 10,120 residences are now under contract in Miami-Dade County, representing 46 percent over the 22,000 residences under contract in the tricounty South Florida area. This pending sales level was unseen for at least the past 18 months, according to a new report released recently by Condo Vultures that brings more favourable winds to the recovering real estate market.

These good news put Miami-Dade County on the lead. From the 10,120 pending sales in Aventura, Miami Beach and Sunny Isles Beach, condos and townhouses accounted for 57.31 percent with 5,800 units under contract. Single-family houses account for the left 42.69 percent with 4,500 houses under contract.

Pending deals currently represent a 138 percent increase from November 2008 levels, according to the source. Deep discounts and government aids played a key rol in sales activities during the 18-month period, before which only 9,200 properties were under contract in the tricounty area.

For the other two counties, Broward was the second best performing area, with 38 percent share over the 22,000 contracts. 4,700 contracts comprehend condos and townhouses while 3,800 were over single-family houses in Fort Lauderdale, Boca Raton and Pompano Beach. In Palm Beach County the cities of Boca Raton, Delray Beach and West Palm Beach signed contracts for 1,800 condos and townhouses and 1,700 single-family houses.
